Beware of agents who try to sell properties over the phone or without allowing you to see the property in person.

To enhance your property search, we recommend going on a professionally organized property inspection trip. These trips, organized by reputable companies like Suite Global Estate, provide an opportunity to see various properties, sort paperwork, and familiarize yourself with the local scenery and lifestyle. Our inspection trips typically last for at least two days, allowing ample time to explore different homes and locations. Avoid branded developer inspection trips, as they limit your options to properties sold exclusively by that developer.

Once the price and terms are agreed upon, it’s time to reserve the property. We will guide you through this process, which typically involves paying a reservation deposit to the seller. This deposit is non-refundable and will be deducted from the final purchase price. However, if you decide not to proceed with the purchase after reserving the property, the deposit will be forfeited.

To simplify the purchase process, we recommend appointing a solicitor by granting power of attorney. This allows the solicitor to handle all legal matters on your behalf, saving you time and the need to stay in the country during the purchase process. We will introduce you to a lawyer during your inspection trip, or you are welcome to choose your own solicitor.

After signing the contracts, the purchase process typically takes around four weeks to complete. Your appointed solicitor will conduct all necessary checks on the property, ensuring that it is freehold registered in your name. These checks may include verifying the title and conducting a municipality check. It’s important to note that military clearance is no longer required for property purchases since March 2019.

The final step in completing your real estate purchase in Türkiye is the registration of the Turkish TAPU, or title deed. Once all paperwork is in order, and both parties have fulfilled their contractual obligations, your new home will be registered in your name. You will receive the title deed, confirming your ownership of the property. At this stage, you can kick back, relax, and enjoy your new home in Türkiye.
